CO-OP OR A CONDO?
The Condominium
Often referred to as a Condo, these are a collection of individual homes divided into units separately owned, surrounded by common areas which are jointly owned. Owners are responsible for their unit’s interior maintenance and can enjoy their days admiring the scenery in their exclusive patios and decks. Individual condos have separate air conditioning, water heaters and furnaces. Homeowners own a part of the land in accordance with the condo association. Here, these are called Mutuals.
The Cooperative
In a co-op, a buyer acquires an equity position in a corporation, not a specific estate. After signing an agreement, the buyer is responsible for maintenance of his unit’s interior created or owned by the project corporation within the HOA. HOA is responsible for exterior maintenance, including ACs and a few kitchen appliances. The buyer gets exclusive advantage of the space and the carport area. Co-ops can be financed by National Cooperative bank and can be willed, sold, or placed in a trust.
